Hey neighbors,

We know it can be confusing to figure out how and when the HOA Board shares information about our meetings. So here’s a clear and simple explanation of the rules we follow in Florida.

Regular Board Meetings

For normal board meetings, Florida law gives us two options:

Option 1 (most common): Post a notice in a noticeable spot in the community (like our sandwich board) at least 48 hours before the meeting. The notice must include the agenda — a list of what we will talk about.

Option 2: If the board mails or emails the notice and agenda to all homeowners, we do not have to post it on the sandwich board. The mailed or emailed notice meets the legal requirement.

Special or Important Meetings

Some meetings are bigger deals — for example, when we talk about:
Raising fees (special assessments), or
Changing rules about how we use our property.

For these meetings, we must both post the notice and mail, deliver, or email it to all owners at least 14 days before the meeting.

What This Means for You

Check the sandwich board near the entrance — it’s our main way to let everyone know about meetings.
We also post updates on our new website and blog, and occasionally on Facebook. The new website and blog are posted on the sandwich board for your convenience with a QR code.
